Self catering one bedroom apartment in Easter Kinkell not far from Dingwall and Inverness. Available for weekly rental and short breaks throughout the year for holiday makers, tourists, business users and guests visiting friends and family.

Located in the small hamlet of Easter Kinkell, this one bedroom converted loft apartment accommodates up to two guests and is ideal for holidaymakers and business users.

Maple Cottage Apartment is also ideally located for exploring the Black Isle and the wider Highlands, and discovering the history and majestic scenery on offer in the north and west.

Lounge/kitchen/dining area: a staircase leads to the balcony which accesses the open plan living and dining area. With ample seating there is plenty of room for relaxing and taking in the beautiful views through the French windows. There is a TV and DVD player, with a small selection of DVDs and an audio unit with a radio and CD player.

Kitchen: fully fitted modern kitchen has electric appliances including a washer/drier and dishwasher.

Shower room: located off the living area, with WC and shower.

Double bedroom: next to the shower room with double bed, dressing table and plenty of space for clothes storage in the walk in wardrobe.

Outside the holiday apartment there is private parking, a small area for barbeques and garden furniture on the veranda – ideal for relaxing and enjoying the views of the surrounding countryside.

All bed linen, towels and electricity are included in the price.

The apartment is stocked with a starter supply of washing up liquid, dishwasher tablets, toilet rolls and other kitchen and bathroom supplies.

Pub/restaurant: Chantrelle Kinkell is a couple of minutes walk.

Supermarket: Tesco, Lidl in Dingwall – 5 miles away, around a 10 minute drive.

Check in is anytime after 4pm. Check out time is 10am.

Cancellation policy – 30% of the total rental is charged on the day of booking to confirm your booking with the final 70% due no later than 6 weeks before arrival. There is a 24-hour cooling off period after your booking is placed where you may cancel free of charge after that you will be required to pay the full rental amount if you cancel.

Cancellation protection policy is available during booking or before the final balance payment is made.

Security deposit: an amount of £100 will be pre-authorised against the card you pay your final balance 10 days prior to arrival. This will reduce your available balance on your card by £100 for 30 days.

Rate table shows the base weekly rental rates only when the property is only available for weekly bookings. Short breaks may be available and are not shown below. To check available bookable dates and the rate choose the start date on the calendar at the top of the page then the number of available nights.

Rates do not include additional booking fee of £24 or £28 where applicable. Seasonal offers are available at times where no or a reduced booking fee applies.

    Delightful accommodation with excellent views across to Ben Wyvis and the surrounding countryside. Perfectly located within a peaceful setting and is an ideal base to explore this beautiful part of the Highlands. The cottage is very well equipped and cosy. The owner Brian is very friendly, helpful and couldn't do enough for us. The mobile phone signal is very good as perhaps the only slight negative for us is there is no WiFi, although I appreciate for many this would be a definite positive! A great stay and great value for money. Thank you.

    This was our second visit at Maple Cottage. We liked the previous time so good, that we had to come back. It is the perfect location to fall out to different locations to see (Fort William, The Orkney's, down to Aviemore and have hikes there and so on). We had met the host Brian and Aisla before and as expected they were excellent hosts this time again. We loved the location….a wide view from the balcony is already making you feel in awe and because this was the second time we felt right at home arriving there. I personally would love to live there and spend my days up there. I have been traveling around the globe for a while now but Scotland captured my heart and my favourite place to stay will always be Maple Cottage. Btw. If there is something wrong, like the dvd player isn't working and you tell Brian, within two hours you will have a new one and are able to see your film that evening as well. Thank you so much for your effort Brian! Whenever we come back, we pick Maple Cottage again. Thank you for a wonderful stay and your lovely stories! Christa and Frans from the Netherlands.

    Our home from home in the highlands - comfortable, great views and this time - our fourth stay here - sun stayed out long enough to sit out on the balcony! Our Grandson who live across the Cromarty Firth was fascinated by the variety of birds around while the field in front was ploughed. Red Kites, Buzzards and many more. Castle of Mey and Highland Wildlife Park all visited and now you don't have to drive to Durness to get your chocolate fix - Cocoa Mountain is also in Dornoch! Great flat, great position - love it.

    Maple Cottage was the perfect place for us as a couple to explore the Black Isle. The apartment was very comfortable and well equipped and the effort our hosts went to to provide us with information about the local area (both personally and with written material) made us feel at home. The apartment was spacious, spotlessly clean and very well looked after. The location was peaceful but perfectly placed to explore the Black Isle and beyond. I would definitely return to Maple Cottage. I would love to see the Northern Lights from the balcony again.

    Third time we have stayed at Maple Cottage Apartment. It has everything you could want, comfortable and beautifully furnished. It is in a lovely setting and within a short drive of several towns and villages round about.

    The first thing that strikes on arrival is the fantastic view from the balcony, all the more fascinating in the typical Scottish ever-changing weather. The apartment is very well located and proved an excellent base for several activities: walking, dolphin watching, visiting castles and distilleries (the Speyside is not far away). Brian was extremely friendly and helpful, the apartment is spacious and couldn't be more comfortable. For people a little picky about sleeping, the bed might prove to be a little to the small side, otherwise everything was perfect.

    Great property with friendly owners, in an ideal location. Lovely and light property, and very quiet. Spacious for a 1-bedroom apartment, with comfortable seating for relaxing after a day exploring. Plenty of storage space too. The balcony is a bonus - wonderful in sunshine, but provides amazing views whatever the weather and for sunsets over Ben Wyvis.

    Our third stay - love this place. A few things to be aware of - there is no Wi-Fi but mobile reception is good; the track to the cottage is quite bumpy and the stairs [outside] can be a bit slippery and wouldn't suit someone who was disabled. Otherwise it is perfect - homely, warm and comfortable with stunning views over Ben Wyviss and the Cromarty Firth to Dingwall. Milk, biscuits and a bottle of wine to welcome you and plenty of information about the local area as well as books and maps. And for meals the Storehouse is just over the Firth This time the weather excelled itself being warmer and sunnier than down south. Even managed a day trip driving to Durness and along the north coast to Dunnet Head - a long day but spectacular.

    Had a great week at Maple cottage in spite of the weather. Cottage was very comfortable, very well equipped and furnished. It was very well situated for touring in the area and the views from the cottage balcony were to die for! Brian was on hand to welcome us and the goodies he left were well received! We would thoroughly recommend this cottage for a holiday.

    This is our second time staying in this lovely clean and warm cottage. The views from the door are fantastic and it is so peaceful. The owners are very friendly and helpful. (We did enjoy the bottle of wine that was part of the welcome pack). Once again it was good to be able to pick any start date for our break. Would very happily return.

    This is a lovely comfy clean accommodation. It was fantastic to be able to book from any day in the week. Suited us as visiting relatives in the area. The view from the door over the valley was fantastic. The owners made us welcome and were helpful. Would love to stay again sometime and would recommend to others.

    Stayed here while attending a wedding in Inverness. What a find! Lovely welcome from Brian and cozy comfortable accomodation awaited us. Simply stunning views from the balcony. A rural retreat but still a great base to explore the Black Isle and around. Have already recommended to a friend and we will certainly be back.

    This was a beautifully appointed property and was actually better than the pictures - which were very appealing! It is very modern and every convenience is there. A wonderful view over the valley. We found it great to travel out from each day to explore various areas - much better than being in Inverness. We would like to come back to this spot. You do need a car. There is no internet or mobile phone access but you can fix this by (1) planning to have a few days free of all that stuff or (2) head into nearby Dingwall & have a cup of coffee in the cafe at Tesco while you use their free wifi.

    Arrived on June 11 which was rainy and cold, 9 degrees C, to a very comfortable and warm apartment. It lifted our spirits. We enjoyed our weeks stay which included watching dolphins and a very scenic train journey to Plocton. We also enjoyed the local eateries.

    Maple cottage is a very nice little cottage for two persons. It is completely equipped, heating and warm water work properly. We enjoyed sitting on the balcony and having picknick. The surroundings are great: beautiful view on the mountains nearby. It is very quite - but nevertheless two main roads for travelling around are quick to access. It was a perfect stay for our first week in Scotland.

    Lovely, well equipped apartment with fabulous views. Very welcoming, helpful host. Only 10 minutes to Inverness. Ate at the Culbokie Inn a few miles down the road every night, great food and very friendly locals. The only down side for us was we didn't find the bed very comfortable. We would definately recommend this apartment and we would stay again if returning to Scotland.

    Nice and cosy cottage. Very clean and a good bathroom. 100% recommendation. Ktichen with all you need. Sadly there is no Wifi in the accomodation. In the area there are not many things to do. A car is very important.

    Our second stay this year - weather not brilliant - the typical Scottish four seasons in a day again! But the flat remains warm and comfortable and the beautiful views across the Cromarty Firth and Ben Wyvis change with the snow, rain and sun. Everything you need for a comfortable stay is provided and the Storehouse Restaurant is only 10 minutes away for great meals if you don't want to cook. Still no wi-fi - and the stairs up to the flat would not suit anyone disabled - otherwise the perfect place to stay in this part of Scotland. We wouldn't hesitate to return again.

    Maple Cottage is modern, warm, cosy, clean and in an idyllic stunning location. Everything you might need for a holiday is provided including excellent heating - essential in January while we stayed there. Being quite isolated, broadband and Wi-Fi isn't available and mobile phone reception is odd [I had no signal while my wife had no problem!] so if communicating with the outside world is essential this might not be the place to go - which would be a shame as otherwise we think that it is a fantastic place to stay. A word of warning about the lane up to the cottage which is fairly steep and while we were there had many quite large pot holes and in the snow got very icy. Our car just slid back down to the main road and we were quite apprehensive about getting back up again [made it though!] - only a possible problem in the winter and it wouldn't deter us from staying again. While we know the area quite well Brian was always available to give advice on where to go or to solve any problems - certainly one of the best holiday cottages we have stayed in. Highly recommended.

    We could not fault any part of our stay at Maple Cottage it was like home from home,it was warm clean ,there was ample information about the surrounding area inside the cottage, plenty of off road parking and the owners were more than helpful with any queries we had and offered advice on places to go and things to see. Brilliant !!

    Firstly, we were pleased to be able to book in for 6 days and not be locked in to the usual Saturday to Saturday. Our welcome upon arrival was an indication of what was ahead. Brian helped us with our bags, showed us inside, and gave a brief introduction to the necessaries. There were tea, coffee, milk and biscuits supplied - a nice touch. The apartment had every household implement needed to make our stay easy and comfortable. Brian recommended a couple of tourist drives up to Ullapool and Poolewe which were fabulous. We also managed to fit in a couple of castles, Culloden and a Highland Gathering in Tain - all within easy reach. We've been travelling to the UK for 13 years and during that time have stayed in many B&B's and cottages, mainly in England, and this would have to be one of the best. We would not hesitate to recommend it as a restful, clean and beautiful place to stay.

    Perfect location to explore the Black Isle and the North Highlands, quiet with stunning views. The accommodation suited our needs perfectly and we wanted for nothing. Managed to bag some Munro’s, watched the dolphin’s at Chanonry Point and traversed the “the most dangerous road in Scotland” across to Applecross. A very relaxing time and just what we needed to charge the batteries. Would recommend the accommodation to anyone with a hankering of the wild

    Our stay at the Mapel Cottage Apartment could not have been nicer. The owner was very helpful in regards to directions and told us everything we needed to know. The owners have created a things-to-do booklet which we found helpful. The apartment itself is modernised and has all the mod-cons, except for wi-fi which they don't have but this was hardly an inconvenience. The apartment is well insulated, well heated, and has hot water and a great shower. We were not found wanting for anything. The views are easily the best feature as the main view is of the beautiful Black Isle landscape, dissected by the River Conon, which leads to the Cromarty Firth. The location is great for accessing the Black Isle and beyond. We would definitely stay again and will eagerly recommend to others.

    We arrived at Maple Cottage on 1 September and we enjoyed a delightful week there. The apartment affords a stunning panoramic view of the area and surrounding countryside. It was so stunning in fact that we often stood or sat on the veranda just admiring the scenery. There was every comfort in the spacious apartment. We had need of nothing. Brian, the owner, was most attentive, ensuring that we were happily settled and and in every way content. He gave us a very friendly welcome and was more than helpful throughout the time of our stay. We enjoyed the week immensely - and we were very sorry to leave!

    Had a great few days at Maple Cottage - it was very clean, comfortable and had fantastic views of Ben Wyvis (when the clouds lifted!). Brian & Ailsa were on hand without being intrusive, providing safe storage for our bikes and giving us advice on good places to eat and visit around the Black Isle.     We have absolutely enjoyed our stay in the cottage. It was newly furbished and had everything we needed. The landlord was a very friendly couple, always checking to see if we were comfortable and provide the help we needed during the stay. Will definitely come back again or recommend the place to friends!
