The traditional style house sits in extensive private grounds just outside the village of Ardgay in Sutherland.
The house has been in the same family for many years and is decorated and furnished in a homely traditional style.
There is ample space for a family or group of friends in 4 bedrooms, a lounge, conservatory and kitchen diner. 3 bedrooms, with bathroom, are in the main part of the house and a 4th bedroom and shower room are in an interconnected annex.
The house is accessed via a 200 metre private track.

The house has 2 storeys
Kitchen/breakfast room: Electric oven, gas stove, dishwasher, microwave oven, fridge, freezer, electric kettle, toaster, a selection of pots and pans, crockery, glasses and utensils. The breakfast table has 6 chairs.
Lounge: Decorated and furnished in a homely traditional style. 2 settees and a selection of retro style chairs. TV with DVD player.
Conservatory: Off the lounge. Seating for 6 around a dining table.
Bathroom: Bath, separate shower, wash hand basin and toilet.
Annex: Interconnected to main house. Utility room with washing machine, tumble drier and access to walled garden. Stairway to access bedroom.
Bedroom 1: Access via the stairway from the annex. 2 single beds, bedside stands with lamps, clothes rail, chest of drawers, electrical heater.
Bedroom2: Can be arranged with a king size bed or 2 singles. Chest of drawers, bedside unites with lamps, wardrobe. En suite washroom with toilet.
Bedroom 3: 2 single beds, bedside stands with lamps, chest of drawers, electric heater.
Bedroom 4: 2 single beds, wardrobe, chest of drawers, electric heater.
Bathroom: bath, wash hand basin and toilet.
Outside: Extensive private garden and grounds. Access to the River Carron. Ample parking space. The house is accessed via a private road which is mainly grass. The road is not suitable for sports cars with low suspension.
The house has electric heating throughout. Hot water is also electrically heated.
There is a hairdryer, iron and ironing board.
All bed linen, towels, electricity and parking are included in the price. The house is stocked with a starter supply of washing up liquid, toilet rolls and other kitchen and bathroom supplies.
There is a small general store in Ardgay, 1 miles away. A butcher and larger store is in Bonar Bridge 2 miles away and all the usual Supermarkets in Tain 15 miles away.
There are a few restaurants, bars, cafes and shops in Tain.
Check in time is any time after 4pm and check out time is 10am.
Cancellation policy – 30% of the total rental is charged on the day of booking to confirm your booking with the final 70% due no later than 6 weeks before arrival. There is a 24-hour cooling off period after your booking is placed where you may cancel free of charge after that you will be required to pay the full rental amount if you cancel.
Cancellation protection policy is available during booking or before the final balance payment is made.
Security deposit: an amount of £100 will be pre-authorised against the card you pay your final balance 10 days prior to arrival. This will reduce your available balance on your card by £100 for 30 days.
Rate table shows the base weekly rental rates only when the property is only available for weekly bookings. Short breaks may be available and are not shown below. The house is full of charm and a fine opportunity to experience a real highland, historically beautiful place. Ideal place for a rest up with access direct from the property gardens to fantastic authentic scenic area. Also a perfect location for visiting the wider area, with waterfalls, forests, and moorland a plenty and friendly villages nearby.
Located a couple of miles outside Ardgay in Sutherland.
A few miles away from the Dornoch firth and Kyle of Sutherland, the house sits beside the River Carron.
Good location for travelling and exploring the Highlands. Inverness is 40 miles, Ullapool on the West coast is 40 miles and Thurso, Wick, John O’Groats and the north coast are 80 miles.
