Ground Floor:

Kitchen/diner: modern kitchen with electric oven and hob, washing machine, tumble drier, fridge/freezer, microwave, electric kettle, toaster, pots, pans, crockery, cutlery and kitchenware. The dining room has seating for 4 guests. A dog bed and dog bowls are available.

Stairs to first floor to all other rooms.

Lounge: 2 two seat settees, 3 arm chairs, coffee table, TV with DVD player. Views out to sea over the Dornoch Firth.

Bedroom 1 [accessed from the lounge]: King size bed, dressing table with mirror, wardrobe, bedside cabinets with lamps, 2 arm chairs. Views over the sea.

Bedroom 2 [off the hall]: King size bed, dressing table, built in wardrobe, bedside cabinets with lights, arm chair.

Bathroom: bath with shower, wash hand basin, toilet.

Other: parking on the street outside the house.

The house has electric heating.

All bed linen, towels and tea towels (one hand towel and one bath towel per person)

Electricity & Wi-Fi: internet access is included at no extra cost.

A complementary starter pack of supplies: includes toilet rolls, complementary sachets of coffee, sugar, teabags.

If arriving late it is advisable to buy basic provision before arrival.

It is advisable to book a table in local restaurants.

Once the booking is confirmed the full rental amount will be due. Cancellation protection is available and offered during the booking process.

Entry details: arrival time is anytime after 4pm, latest departure time is 10am.

Up to 2 dogs welcome at an additional cost [cost shown on booking form].

Cancellation policy – 30% of the total rental is charged on the day of booking to confirm your booking with the final 70% due no later than 6 weeks before arrival. There is a 24-hour cooling off period after your booking is placed where you may cancel free of charge after that you will be required to pay the full rental amount if you cancel.

Cancellation protection policy is available during booking or before the final balance payment is made.

Security deposit: an amount of £100 will be pre-authorised against the card you pay your final balance 10 days prior to arrival. This will reduce your available balance on your card by £100 for 30 days.

Portmahomack is one of the seaboard villages of Balintore, Shandwick and Hilton of Cadboll. The closest largest town of Tain is 10 miles away, the world-famous golf town of Dornoch is 23 miles and the Highland capital of Inverness is 40 miles. Armadale House is next to the small Harbour and very close to village amenities.
Armadale house is a 2 bedroom traditional property in the centre of the village. Easy access to the local amenities with parking on the street outside the house.
