A refundable security deposit of £100 will be required as part of your final balance payment.

There is a cot available at no extra charge.

There would be an additional charge for dogs as shown on the online booking form. Maximum of 1 dog allowed.

Cancellation policy – 25% of the total rental is charged on the day of booking to confirm your booking with the final 75% as well as a refundable damage deposit due no later than 6 weeks before arrival. There is a 24-hour cooling off period after your booking is placed where you may cancel free of charge after that you will be required to pay the full rental amount if you cancel.

Cancellation protection policy is available during booking or before the final balance payment is made.

    Great location in Aviemore, close to local amenities and not too far from the town centre. Brilliant base for all the outdoor activites in the Cairngorms. Actual house was good with a decent amount of equipment and facilities.

    A very nice property in a good location, the area is very quiet. A great location for cycling. My only negative comments being that the TV / Digital box failed on the 4th night, there were no instructions for the cooker. There was no floor brush available and the vacuum cleaner was not very good.

    As usual my first requirement is that the property is clean and the bed linen is fresh and this property scores full marks for both. It is a modern 3 bedroom house with an ample garden and a useful outside shed for mountain bikes etc. has good Internet speeds for the area and a decent dining kitchen. Located at the edge of the village it's very quiet and yet has a small supermarket and two takeaway establishments within easy walking distance, the village centre is a bit of a longer walk though. As with any property there were a few niggling points like the washer dryer didn't seem to dry and had no instructions. Bunk beds in the third bedroom were more suitable for children than adults and two double beds in the other rooms meant less flexibility than if one (or both) was a twin and the gas hob had no auto lighter or safety cut off which meant that I had to be very careful not to let the kids near it. My biggest issue was that the price charged was, at the start of the school holidays, a bit too high in comparison to other properties but as I had left confirming dates late, I expect this is why it was still available. Overall I feel that a few minor changes would definitely help improve the overall experience, but if the owner wishes to maintain returning customers at that price point a few upgrades would be needed.

    Well furnished , comfortable, warm, holiday home. Bonus of having three toilets and 2 bathroom / shower rooms. All in all a very enjoyable stay.

    Lovely house, very spacious and comfortable, Our only criticism would be the cleanliness of the fridge and freezer, also one of the covers on the sofa was worn and ripped which was quite disappointing, that said we would rent this house again.

    We spent a week here with our 7 yr old and 4 yr old twins and had a lovely stay. The house was perfect for us; spacious, clean and so well equipped. The kitchen had everything we needed- a real home from home. The owners had thought of everything and the kids loved the toys, books and DVDs. Great being able to securely store our bikes in the shed. Found the little play parks nearby and the well stocked Coop was within 10 mins walk. Will definitely rebook here when we return to this area.

    Had a great long weekend in Aviemore, staying at Ord Ban. Great location, short walk to nearby shop and great chippy and not much further to central Aviemore. Loads to do for all the family with the Mountain Cafe and the Druie at Rothiemurchus being our favourite eating places.

    Had a great long weekend up in Aviemore and the house was perfect for what we were after - enclosed garden so could let the dog out. First time, though, that we've rented a house/cottage/apartment and not had some kind of welcome pack - even a loaf, eggs and milk would have been a nice gesture. House was a bit out of the village but we knew that when we booked but other than that, we enjoyed our stay in Ord Ban and would recommend it to others for the future.

    Very good quality modern accommodation, a coupe of issues resolved by the people on the phone who answered promptly. what would be nice would be option to have basic neccessities delivered in advance

    The following would improve my review: mattresses are a bit tired, could do with renewing as could one of the chairs in the lounge ( seat is burst) the blind in the smallest room didn't work so was permanently down. Gas igniter on the cooker didn't work, the handheld one provided was broken (we bought matches) Whilst the property had been cleaned utensil drawers were dirty and pots and cooking trays were dirty. The rug in the living room held and abundance of crumbs both in it and under it , the large external windows were filthy due to bird droppings caused by nesting birds but may not be part of the cleaning contract. Given the property is for 6, pots were sparse. Compared to other self catering properties we have used this didn't feel like value for money. On a plus plenty of clean towels and extra bedding if needed, plenty of crockery. Good parking and within walking distance of shops etc.

Your review came in a couple of days after the previous guest review and we acknowledge that we have had an issue with housekeeping management not being 100% of where it needs to be. This has since been addressed. We would have been happy to hear from you straight away so we could have sorted this during your stay but appreciate when on holiday guests just want to get on enjoying themselves.

    The house itself is well situated & the owners have provided everything you would need for your stay but unfortunately the cleanliness of the house was a massive let down. Firstly the kitchen, the fridge shelfs were sticky & covered in food debris & the smell was awful & to make matters worse the work tops were covered in the previous occupants crumbs. The patio doors, patio area & master bedroom windows were completely covered in bird droppings which accepted you can't prevent but it could have been cleaned knowing you had guests arriving. The shower head in the ensuite was covered in a thick black mould which was disgusting & prevented us using it. The suite had to be cleaned as again had several areas where something had clearly been spilled. We had intended having friends who were staying at nearby silver glades over for a bbq but on seeing the bbq provided we cancelled as it was absolutely filthy & beyond cleaning. There was a stanley blade lying on the sink in the downstairs wc that our 9 year old son found but thankfully had the sense not to pick up.We have been to Aviemore on several occasions staying at various accommodations & this is by far the worst & one we couldn't recommend. The house itself is a good size but In need of a good clean & the paintwork etc freshened up as definitely not up to the standard you would expect for what you pay for the week. All in all we felt this was a disappointing waste of money & we actually left 3 days early

We are very sorry to hear about the standard of cleaning of Ord Ban for your visit and wished you could have made us aware of this upon your arrival so we could have sorted this straight away. We use a local cleaning company and expect high standards to be maintained and any issues to be communicated to us at each changeover so anything required can be dealt with promptly. We regret that this hasn’t happened on this occasion and sincerely apologise. We have discussed this with our housekeeping cleaning company to ensure this does not happen again. Regarding the bird mess on the windows there was a housemartins nest directly above the patio windows which caused the mess, the youngsters have now fledged and the nest removed so this isn’t an ongoing concern. We do have a window cleaner however if we realised the nest was there we would have increased the frequency of their visits. We have also had the patio power cleaned to remove the existing droppings.

    stayed here 3 times so we must like it the house has almost everything you need and the beads are very comfortable. the location is very handy for walks by the river and the speyside way.

    We had a great stay at Ord Ban. A few minor complaints. It took us ages to work out how to use the central heating, you have to press a button on the boiler. An instruction sheet would have helped. Some basic produce would have been nice. Most self catering I have gone to have provided an initial pack. i.e. tea bags, the cooker igniter does not work, and there were only 3 matches, we arrived late at night. An igniter would be handy. The toilet holder in the en suite is wobbly and will fall off soon. A lot of the cups had chips out of them. a problem with having dogs, the sofas are a bit wiffy and need febreze. These are quite minor, just constructive comments. We had a great time.

    Had a lovely stay with all the home comforts and with 4 kids ranging from 5-14 years, we had plenty space. 3 bathrooms and definite plus! Spotlessly clean and towels and linens provided, Would highly reccomend this property! :)

    Ideal for our family needs - two kids 5 and 8. The shed was particularly useful for our bikes and the kitchen/diner user friendly. Were out and about most of the time but there was ample space when we were in the house. Deposit was returned promptly without asking. The house is near the end of a quiet culdesac with a few other rental properties. Altogether an enjoyable stay and we would go back again. Bunk bed mattresses could be of better quality - clean but lacking padding.

    We really enjoyed staying in Ord Ban. The house is situated in a quiet area of Aviemore which was ideal for us as we have young children. The house is well furnished and was immaculate. I was surprised how well equipped the house is, the quality of some of the fittings was not ikea and it is a nice touch. I would happily stay here again - first class!

    We absolutely loved our stay at Ord Ban. The house was impeccably clean when we arrived and very easy to keep clean even with 3 small children. The beds were all comfortable, lots of space in the house and the gardens, plus all the mod-cons you need for a family holiday (including wi-fi). The location is great, lovely and quiet at the end of a cul-de-sac but only minutes to walk to the nearest shops. THe centre of Aviemore and all the amenities there are less than 5 minutes drive. I'm already trying to work out when we can go back!

    Not the most child friendly property(young family aged 4,2,9 months) no socket covers, stair gate, but a very minor issue. Washing machine broke on our 3rd day, very prompt service from maintenance, turned out the handle had broken so no washing machine for remaining holiday, unfortunate problem that could have happen to anyone staying here. ideal location for walking into Aviemore and 25-30min drive to cairngorm mountain range, lots of local areas to explore with a young family and not to far to drive. Very quite cul de sac to stay in. Would recommend to others, was ideal for our needs despite the minor issues. Thankyou

    We enjoyed a lovely time at Ord Ban. The villa was well equipped, with loads of appliances, although the telly colour was a bit wonky! This didn't matter though as we were out and about. The property was lovely and cosy - there'd been a power cut before we arrived at some point, and the boiler had switched off, but the house was lovely and warm within fifteen minutes. It's very easy to walk to the village from Ord Ban, using the footpaths. When driving, watch out for the speed bumps though! The house didn't lack anything major, except perhaps a mirror in downstairs loo and also in the front bedroom - I'd to put make-up on using the bunk bed room one (didn't go down well with my son!). The water was slow at draining away from showers and sinks upstairs. There was loads of crockery/glasses etc, and we had towels and linen for the week. Midweek we had a swap around in the bunk room, but we were able to wash and dry sheets quite easily onsite. A great venue - would definitely come back :)

    First stay at this property, but regular visitor to Aviemore. This house was ideal for us. Great facilities, including everything you could possibly need in the kitchen. Wifi was great for us, especially for our kids. The location was very quiet, and although we visited in winter conditions and did not get full use of, the garden was very smart and would be lovely in nice weather. Only tiny issues to raise, the toilet in the en suite was loose and we believe the freesat box might be faulty as all channels were appearing blue, but watching DVDs was fine. Good range of DVDs and games to borrow too. Overall we had a great stay here and would definitely come again.

    The house was very comfortable, however I would say that it would be a good idea to check that everything is in working order - eg the ignition on the gas hob was not working, there were bulbs burst in the kitchen. Lamps without bulbs in the living room and no light bulb in the overhead light in the master bedroom. Two glasses that were cracked had been put back in the cupboard. All small details but very important when you are paying quite a lot of money to stay there. I've put poor for service and staff because I didn't see anyone.

    The house was lovely and in a great location. What we felt let the house down was its overall cleanliness and some of the facilities. Firstly the ignition on the cooker did not work. There was no warning of this and this was not discovered until I tried to begin cooking the dinner for my children. Secondly the washing machine leaked. Thirdly I do not think it is too much to ask that bin bags be provided or use during the stay and a basket to carry washing in and clothes pegs that are not broken be provided. In addition the flooring was not very clean. We went with our 2 year old and 8 month old children whom like to spend quite a lot of time playing on the floor. I felt that I had to clean the floor, especially in the kitchen before I was happy for them to do this. We have stayed in a number of houses in that area and we did not have any issues with their cleanliness and facilities. This would make me think twice about booking with yourselves, because I think that for the amount of money that we paid a certain standard of cleanliness should be present. Regards Mrs M Line
