About Delmhor No1

Delmhor No1 Self-catering holiday home in Aviemore in the Cairngorm National Park. Luxury holiday accommodation in Aviemore with Hot Tub.

New holiday home on the road to Cairngorm Mountain on outskirts of Aviemore. Within walking distance of the town great luxury holiday home.

Holiday Home Details

All rooms are on the same level. Delmhor 1 is a detached house.

Open plan Lounge/Kitchen/Diner area: 3 seat settee, 2 seat settee and reclining chair. Large flat screen TV with Freesat channels. Coffee table, modern kitchen with electric oven, induction hob, dishwasher, fridge/freezer, microwave, kettle, toaster, pots, pans, crockery, cutlery, glassware, utensils and table and chairs to seat 6.

Master bedroom: Double bed, bedside cabinets, built in wardrobes, en suite shower room.

Second bedroom: Double bed, bedside cabinets, built in wardrobe.

Third bedroom: Twin beds, built in wardrobe.

Family bathroom: Bath with shower, wash hand basin, toilet.

Outside: Front and back garden gardens have grass with patio area in the back garden. Hot tub in back garden. There is a covered veranda at the front of the house with table and chairs for 4. There is a lockable shed for guest use with washing machine and tumble drier. This space can be used for drying outdoor clothing and for storing outdoor equipment.

There is a private driveway suitable for parking 2 cars.

The house is in a small cul-de-sac with no through traffic.

Check-in time is any time after 5 PM and check-out time is 9 AM.

Payment terms – 30% deposit on day of booking plus booking fee, final 70% plus any booked extras due no later than 6 weeks prior to arrival.

Cancel free within 24 hours of booking. After 24 hours the full rental will be due in the event of cancellation. Excludes cancellation due to be unable to stay due to covid-19 legal restrictions. Full refund given if unable to stay due to covid-19. – see full details

Well located cottage and it was very comfortable for our family break. Big garden but we never used the hot tub. I would recommend it.

Nice clean modern bungalow in great location. We were a party of 4 middle aged men on a mountain biking holiday, so the location of this bungalow is perfect with easy access into the forests and mountains (the trails start just across the road from the bungalow). Accommodation layout worked well for us, its clean, warm, has good outdoor space and a great shed that we locked our bikes in. We used the hot tub a couple of times in the evening to sooth our weary ageing legs, which was a bonus. Minor criticisms - the hot water in the bungalow is very very hot and its difficult to use the main bathroom shower without getting the floor wet. All in all Id recommend this place and would happily stay there again.

Just had a week here and overall it was excellent. Spacious, with a safe enclosed huge garden, great hot tub and most of the facilities you need for a comfortable stay. Great location as easy walking distance to Aviemore but far enough away to be relaxing. Excellent service when we arrived an TV wasnt connected, they had us fixed in no time. 3 good sized bedrooms, and large lounge. Only suggestions for improvement could be there are only 2 small outside tables , one at the back and one at the front of the property and they only sit 2 people at each. So if you are a group of 6 and want to sit outside to eat you have to move tables from the back to the front and even then you only have space for 4. Same issues with glassware- this needs restocked. The bedrooms are set out as 2 doubles and a twin. Note there is no storage at all in the twin room which seems poor. Only a few coat hooks on the wall, no where to put clothes. Finally this house must have the noisiest flooring I have ever come across! It is wooden and creaks constant when you walk on it! Most of these issues are minor and can be sorted and would certainly not put us off staying again. Oh and a pint of milk in the fridge and some coffee and sugar and teabags would have been a nice touch on arrival! But overall a great holiday base .

This is our second time staying at Delmhor no1. We had a great week! No complaints with the house. Spotless clean and great location. Four of us stayed with the two dogs, plenty room and the enclosed garden was a bonus. Hot tub a great addition and really clean. We will certainly be looking to booking again !

The bungalow was clean, modern and comfortable. Plenty of space for a family of 5. On a quiet cul-de-sac with easy access to a variety of walking and cycling trails. Large, wraparound garden with hot tub and useful shed for bike storage. 5 mins from the centre of Aviemore.

Four adults, a toddler and a dog all spent four nights in this property. It's the third time we've stayed here and is our "go to" property when we visit Aviemore.The property is set within a fully enclosed very large garden. This was necessary given the dog and toddler we had with us. The property is fully sticked and has all the white appliances you need. The hot tub was well used. Layout and space of this property was ideal for our family of 5 on a short break. View from patio doors in the living room was just lovely, straight into the forest. Kitchen stocked with enough crockery etc and dishwasher worked well. Hot water was never an issue for 5 of us showering. Fully enclosed spacious garden is very kid and pet friendly, unfortunately the weather meant that we couldnt utilise it or the hot tub. Great set up for refuse collection (two dumper bins next to parking area for general waste and mixed recycling (not glass)) made life very easy for us. Only downside was due to covid restrictions and the increased cleaning schedule, we got access to the property at 5pm on arrival day and had to vacate at 9am on the day of departure (having stripped all of the beds). I completely respect and welcome the increased cleaning schedule, and I understand the need for additional time, but 9am with three tweens/teens on the last day of your holiday is very early. May not be an issue for many families but was for ours, but I guess this could be the new normal and something we need to get used to. I would have no other hesitation in booking this property again or recommending it to others though, its ideal.

We've been to Aviemore many times and usually stay in the Hilton Lodges at Coylumbridge but on this occasion we decided to stay in Delmhor 1 and I'm delighted we did!! The house is perfect for a family holiday especially as it's dog friendly. The rooms were spacious, clean, (beds very comfy) and the house (especially the kitchen) has everything you need. The enclosed garden is ideal for dogs and well maintained. The use of the Hot Tub outside was wonderful after a cold day in the snow! Special thanks to Jane (the housekeeper) who ensured everything was ready for our arrival. The location of the house is perfect as it's positioned at the end of a private cul-de-sac and only a 5 min walk from Coylumbridge Hotel (if the kids wanted to do activities) and a 4 min drive to town for all shops / restaurants etc. Will definitely return any time of the year!

Spent a week in January in 1 Delmhor for the Husky Racing. Property was larger 3 bed property than most we have stayed at in the past, with a nice large fenced off Garden and plenty of parking. The bedrooms were all a good size with the master bedroom having an ensuite. The house was clean and tidy on arrival. The property has washing facilities in the shed and a hottub although we didn't get chance to use it.Delmhor is an easy 20-30 minute walk into Aviemore.Would definitely recommend staying at 1 Delmhor and will be looking to book again in future.

We had a great holiday, the position is great for walking and cycling from the door.Generally the house was great but a few things could really make it much better. The heating needs fixed as doesn't work properly, keeps cutting out, someone did come quickly the first night when we phoned but my husband then had to restart it every day. Lack of towels, especially hand towels, one for each room, potentially 6 people in the house. Dinner plates don't fit in the dishwasher, just adequate crockery and cutlery. Linen could do with an update, soiled pillows. Might be good to ask if thehot tub was going to be used as it was on constantly when we were there and wasn't used. Having said all of that it didn't spoil our holiday and we would definitely return but a few changes could make a great housea fantastic one.

Great holiday home in a lovely location. Plenty of activities close by and a short walk into Aviemore with shops and cafes.The two problems with the accommodation are: no storage for clothes whatsoever in the twin bedroom, and the dinner plates were all too big to fit in the dishwasher. Both of these could be easily rectified!

This bungalow is on a new purpose built road, on the way from Aviemore to cairngorm mountain. Very close to cycle paths, forest etc. Well equipped spacious open plan living areas. Modern minimalist decor. A few things need attention, eg the bath plug leaks. Big downside for me was the hot tub outside. On all the time heating gallons of water unnecessarily. In these times of climate emergency it made me sick to think of all that fuel being used for no reason. Would be better if they switch it on only for people who ask for it. Apart from that a nice place to stay.

This is the 3rd time we have stayed in this property, its in a great location for everything and only a short walk into Aviemore. Really good layout and the hot tub is fantastic, only complaint I have is that it sleeps 6, but only 4 dinner plates

Overall we enjoyed our stay here, but were disappointed about the amount of dog hair. I appreciate the house is pet friendly but the amount of dog hair would suggest the property hadn't been cleaned adequately. We had two small children playing on the floor and they were covered in it. There was dog hair floating in the air and an on worktops etc. I'm guessing the large rug in the living room hadn't been hoovered thoroughly and during our stay the amount of dog hair seemed to increase as it was disturbed.We would also suggest including more dishware. The property sleeps 6 but there were only a few (I can't remember the number now) dinner plates and not enough for us all. Overall we enjoyed our stay as we love the area and the specific location of the house is perfect.

We stayed in this lovely home last weekend and it was perfect! Some of us were taking part in the Cairngorm Adventure Triathlon so it was a perfect location to get to Loch Morlich as well as the centre of Aviemore. The accommodation was very comfortable, modern and spacious. The hot tub went down a treat!! Would definitely recommend this property and hope to visit again in the future.

Delmhor number one is a great place to stay, just a few minutes outside Aviemore town centre and on the road up to Caingorm mountain, it is in a fantastic location to enjoy everything that The Cairngorms National Park has to offer from breathtaking scenic vistas to winter sports activities. The accommodation was faultless, clean, comfortable, warm and very well equipped, in fact everything that you would want from a holiday home. There was six of us on our visit and we never wanted for anything.We love The Highlands, it's a very special place and we have spent some time visiting the area over the years and this was one of the best, if not the best place that we've stayed at that suited our needs perfectly.

Having previously stayed at Delmhor No.3, we knew what to expect and we werent disappointed! Great location, close to many stunning walks which we all enjoyed thoroughly, especially the dogs. The lodge is finished to a high standard, plenty parking space, massive garden which is fully enclosed (another bonus for the dogs) and the hot tub is something to look forward to at the end of the day to ease the aches and pains. Will definitely return. Cannot recommend highly enough.

Lovely property but could do with mirrors in other bedrooms as there is only a mirror in the main bedroom. There was a broken towel hook in the ensuite bathroom so couldnt hang towels up bedding in all rooms is very tired .Bracket broke on the hot tub lid but was very quick in getting fixed .

House is in a great location and has good facilities let down by a couple of things. The bedding was a bit tired, in the second double room the duvet cover was ripped down the seam and one of the pillows was badly stained. When we arrived three of the door stops in the house were lying on the floor unattached - my husband fixed all three in under ten minutes. There was no cork screw - I bought one and have left it. Generally the cleanliness was good with the exception of two points - the rug in the living room - over the duration of our stay we found six smarties in it yet we never had smarties. And as you went out the back door there were three used plasters lying (obviously someone had taken them off enroute to the hot tub and didnt think to put them in the bin!!!)Other than the above house was great.

We travelled to Aviemore and stayed at Delmhor No 1 in October 2017. The pre-information from Gael Holiday Homes was great and they were very quick at getting back to any queries.We frequently travel to Aviemore and really enjoyed staying in this property with our dog. The living area is very spacious and the house overall is nice and modern. The flooring could do with being looked at as it creaks something awful when anyone walks on it so no one can move about without everyone knowing. The area is really accessible for walks and the hot tub is lovely to relax in and we used it every evening.We would return and like to stay again when we next return to Aviemore.

We stayed at nos. 3 Delmor last year and found Nos.1 provided more room, the facilities were very good particularly the hot tub after walks etc. We would highly recomend this place, and look forward to future breaks with Gael Cottages.

We spent a week holiday here at the end of August and it was just fab. Cottage was very spacious and comfortable, with everything you will need for your time away. Perfect location especially if you have dogs, there is lots of places to walk and sightsee. Just 2 miles from the town centre with lots of places to eat, drink and shop. This cottage has hot tub in the back garden which was a great addition to the holiday and was great to relax in after a day of exploring the Cairngorms. We would definitely recommend this accommodation and will be returning in the near future.

Really nice accommodation in an ideal location for all the area has to offer. Very attentive and efficient staff in the bookings office.I would suggest upgrading the mattresses on the beds as they were quite soft, sturdier plastic glasses for outdoor use, robes/towels for hot tub, better privacy from back garden of Delmhor 2 when in hot tub. These were not major problems and we had a very enjoyable stay.

We've been holidaying as as family for the last twelve years in Aviemore, and have stayed in a variety of properties, to which we must say this has set a new standard in terms of quality and overall ambience. This was the first time we have used Gael Holiday Homes and the booking / confirmation process was very straightforward and good levels of communication were displayed. The house is very tastefully finished and oozes quality and space, obviously this comes at a cost, but we could certainly say we were impressed by the whole offering v cost and we look forward to returning in future to this property.

A great location in heart of Rothiemurchas Estate. Great walking and mountain biking from the doorstep but also close to all other attractions and centre of Aviemore. Kitchen missing a few essentials but this wouldn't stop us revisiting.

Positives - nice house and pet and child friendly garden. Outdoor activity storage shed and hot tub a great asset. Improvement suggestions - mattresses very soft and in need of upgrading, no frying pan, no mirrors in guest bedrooms, sixth outdoor chair would be good.

Spent 4 nights at the bungalow on the bank holiday weekend. The accommodation was excellent with two double rooms and twin room for the children, a large open plan lounge/dining room/kitchen. The bungalow is beautiful albeit we spent most of our time out and about. It was a family holiday and everyone enjoyed the hot tub when we returned after a hard day walking and cycling, this was an added bonus. There is a large garden and the bungalow is situated at the end of a cul de sac which made it safe for the children. The location was ideal as the cycle paths were just across the road, so very safe for our young grandchildren. There are so many outdoor activities nearby it is a great place for enjoying the outdoors.There are loads of eating places to choose from, some within walking distance and a must is the Mountain cafe for breakfast!!!

We have been holidaying in Aviemore for a no. of years and came across Delmhor on our last trip. The location of the house is perfect, all the walking and cycle tracks at your door and close enough to walk to many of the restaurants and activities in Aviemore.House is furnished very well and modern in style. Comfy beds and quiet surroundings. The hot tub is an added bonus (and kept immaculately clean, the provider appeared twice in our week to clean it!) The house is everything you could want from a holiday home and more. We will 100% be recommending to family and friends.

This was genuinely a fantastic holiday home, I just cannot explain in words just how fantastic a time we had while staying here. If, like us, you were new to aviemore, I can tell you that the location of this home is absolutely excellent - literally everything is within reach. Across the road is a mountain bike hire place and the trails are right behind. There is the rothiemurcus fishing centre just 2 minutes down the road, and a lovely Italian taverna beside that. The house itself was super clean, the beds were delightfully comfortable. There was sky TV with all the channels (very unusual for a holiday home!) and also there was wireless internet, which was also connected to the sky. Not that we watched it much but it was handy for the kids to watch peppa pig during breakfast. The hot tub was gorgeous and such a lovely extra - we were in it every evening. First time I didn't want to leave a holiday home!

Stayed here for a weekend of snowboarding with my friends & had a great weekend. Everything in the house was new & well looked after, all the beds were very comfy & the hot tub was always hot & ready to go. Would recommend staying here & will probably stay here again ourselves.

Good location with a short walk in to town, excellent condition, recently renovated with a high quality finish and all mod cons etc. Would definitely recommend


Located on the road to Rothiemurchas and the Cairngorm Mountains, Delmhor 1 is a newly built holiday home furnished and equipped to a very high standard. The holiday home offers guests a peaceful setting away from the hustle and bustle of the town centre yet is still within walking distance (2 miles) for guests who prefer not to drive, cycle or take a taxi to and from the town centre.
