Situated in the centre of Rosemarkie, Holmes Cottage is an extended traditional 1860s cottage with off- road parking and a long sheltered garden towards the sea. The comfortable and well equipped cottage is just a few minutes’ walk from the lovely Rosemarkie beach, which extends south west towards Chanonry Point - a great place for watching dolphins.

Holmes Cottage is perfect for a relaxing holiday in the Highlands, and an ideal base for exploring the Black Isle and touring further afield.

In Rosemarkie there is a convenience shop, a local pub and a pleasant bistro on the sea-front. A wider range of shops can be found in Fortrose, only a mile away. Inverness, with its shopping centres, supermarkets, cafes, restaurants, bars, cinema and theatre, is about 14 miles away.

Golfers can play at the nearby Fortrose and Rosemarkie links course, as well as many other courses in the area, whilst bird watchers can enjoy the wildlife at Udale Bay. There are pleasant walks to the Fairy Glen waterfall, along the coast and in the countryside. Pony trekking and mountain biking are also available in the locality.

Accommodation & Facilities

Kitchen: well-equipped, fully fitted kitchen with electric cooker, ceramic hob, microwave, fridge/freezer, dishwasher and washing machine. The cupboards are stocked with all crockery, glassware, cutlery, pans and utensils. There is a table and chairs for four.

Dining room: dining table for four, two occasional chairs, small coffee table and FreeSat TV.

Study area: off the dining room with a small desk area, local information and WiFi.

Lounge: newly renovated to maintain the character of the cottage with 2 two-seater sofas, occasional chair, coffee table, TV with Freeview and a selection of books and games.

Family bathroom: newly renovated bathroom with shower, bath, washbasin, toilet and heated towel rail.

Upstairs main bedroom: good sized room with king-size bed, wardrobe, chest of drawers and bedside cabinets.

Second bedroom: twin beds, wardrobe, chest of drawers and bedside cabinets.

En-suite: with toilet and wash basin. Newly renovated with access from both bedrooms.

Outside: at the front of the cottage there is off-road parking for one or two cars (additional free parking nearby). At the rear of the property there is a long sheltered lawn garden with a view of the sea over the hedge. There is also a decking area where a table and four chairs are available in the summer months.

All bed linen and towels are included in the price, as is electricity.

The holiday home is stocked with a starter supply of washing up liquid, dishwasher tablets, toilet rolls and other kitchen and bathroom supplies.

A deposit of 25% of the total tariff is requested in advance. The balance is payable 6 weeks prior to the commencement of your holiday (or by arrangement for short notice bookings). A refundable security deposit of £50 will be required as part of your final balance payment.

No smoking is permitted within the holiday cottage.

The cottage is not suitable for children under 12 years of age and therefore the owners are unable to accommodate bookings with children under 12.

Location & Directions

By car: travelling on the A9 from the south pass Inverness, following signposts for Thurso and Wick. Cross the Kessock Bridge and continue for 2-3 miles then take the right turn (B9161) signposted Cromarty, Munlochy and Black Isle.

Follow this road through Munlochy and up to the T junction, and then turn right. Continue on this road (A832) passing through the villages of Avoch and Fortrose until you arrive in Rosemarkie.

Continue on this road, which becomes the High Street, and you will see Holmes Cottage on your right immediately after the Groam House Museum.

We liked the situation of the cottage, being near to the sea, and discovered that there were a few good places to eat nearby. It was also in a good position for visiting local attractions. We found it very comfortable and clean, and everything was provided for an enjoyable stay.

Lovely, very well equipped cottage in a good location for exploring the area. A good variety of walks straight from the cottage. We also really appreciated all the basic kitchen and bathroom cleaning items being provided in the cottage.

Very well equipped cottage, probably the best equipped we have stayed in. Very clean, could not be faulted.Perfect location in Rosemarkie, close to everything locally, shops, beach, pub, restaurants, café, walks, museum, etc. All easily accessed on foot. This, our second visit, was as comfortable and enjoyable as the first. The Black Isle, itself full of interest (the Pictish Trail, the shoreline, fishing villages, its local breweries etc) is within easy reach of the west coast - 1 hour takes you to Corrieshalloch Gorge, then from there to Ullapool and further north, or south to Inverewe Gardens, Poolewe, Loch Maree, with magnificent mountain views all the way. Or you can drive up the A9 into Caithness as far as John o' Groats if you enjoy longer drives. There is a good bus service into Inverness if you feel like leaving the car in Rosemarkie. So the cottage is a good centre for many different experiences, and with several excellent restaurants close at hand, it answers every need.
