Balorrin

Balorrin has a great location - a stone’s throw from the Orrin river and next to the open moorland that stretches across Scotland to the west. At the same time it is only five minutes by car from shops in Muir of Ord and 20 minutes from Inverness. Aultgowrie is the name of the hamlet, which only has half a dozen houses.

Built some 30 years ago to a Swedish design Balorrin has four bedrooms and a spacious kitchen/living area which opens onto the patio looking west. The house has been completely renovated with new central heating, new kitchen, new ensuite master bedroom, new wooden flooring, etc. Facilities include TV/DVD, dishwasher, and washer/dryer.

A spacious garden, enclosed on two sides by drystone walls, surrounds the house at the front and back and there is private parking for two cars. The double garage has become a play space with ping pong table and mountain bikes.

Apart from relaxing in the peaceful surroundings local activities include walking, biking, angling, golf, ornithology, dolphin watching, Loch Ness cruises, distillery visiting etc. Inverness airport is very accessable and the city with cinemas, swimming pool, bowling, theatre and good restaurants is only 20 minutes away. A day trip to Ullapool and the west coast can be reached in 50 minutes.

Other attractions include Ord Distillery (only a mile away), Urquhart Castle on Loch Ness, the Culloden Battlefield, Cawdor Castle, Dunrobbin Castle, and Glen Strathfarrar - National Nature Reserve. Ullapool, Gairloch and the West are only an hour’s drive. The same is true of Aviemore and the Cairngorm National Park. Balorrin is an ideal base for your holiday.

Accommodation & Facilities

Balorrin is situated in the quiet hamlet of Aultgowrie, a picturesque location with beautiful views over high hills and open countryside. Built to a Swedish design this cottage has been entirely renovated and is fitted and furnished to an exceptional standard with central heating throughout. The rooms are all on one level, bright and tastefully decorated with a spacious living area making this an excellent choice for a family holiday. There is parking for 3 cars in the front garden and the back garden, surrounded by dry stone walls is fully enclosed and safe with a patio, garden furniture and a small BBQ.

There are 4 bedrooms and 2 bathrooms. The master bedroom has a king size bed with en suite bathroom (shower over bath and WC) and an adjoining conservatory. The two twin bedrooms and a single share the second bathroom (bath, WC and separate shower). Hairdryer provided. There are curtains and black out blinds in all the bedrooms.

The open plan kitchen/dining/living area is very light with large windows and a patio door leading to the back garden. There is a wood burning stove, Sky TV, DVD, CD player, radio, wi-fi connection (via dongle) and lots of books (local interest and novels), games, puzzles and an ever-expanding box of tourist brochures.

The new kitchen (all electric) is very well equipped with dishwasher, microwave, fridge/freezer, toaster, kettle, electric hand blender etc. The adjoining utility room has a large sink, clothes washer/dryer, iron and board with door to boot room, back door and garage. The double garage has a ping-pong table and 2 adult mountain bikes. A Mothercare travel cot and highchair are available.

The river Orrin is nearby and the spectacular waterfall is within easy walking distance. The nearby glen of Strathconnon has 2 pairs of golden eagles and is a wonderful drive to take with a picnic. There is plenty of surrounding wildlife, red squirrels and pine martens frequent the garden (when no dogs are present!) and bird feeders provide great entertainment.

All bed linen, towels, electricity, unlimited wood for the stove and parking are included in the price.

The holiday home is stocked with a starter supply of washing up liquid, dishwasher tablets, toilet rolls and other kitchen and bathroom supplies.

A deposit of 25% of the total tariff is requested in advance. The balance is payable 6 weeks prior to the commencement of your holiday (or by arrangement for short notice bookings).

Bookings are from Saturday 4pm to Saturday 10am.

No smoking is permitted within the holiday home.

A refundable security deposit of £50 will be required as part of your final balance payment.

Pets are welcome, but please check if bringing more than one.

A cot and high chair is available at no extra cost.

Location & Directions

By Car - From Inverness cross the bridge over to the Black Isle, heading north on the A9.

At the first roundabout, about five miles, take the first turning left signposted to Muir-of-Ord, Ullapool etc.

When you arrive at the road junction at Muir of Ord (A) head straight across to the traffic lights at the railway bridge (only 50 yards from the junction).

Turn left straight after the railway bridge on the A832, signposted to Ullapool and with brown tourist sign for the Glen Ord Distillery Visitor Centre.

Turn left at the bottom of the hill just before the distillery (signed to Aultgowrie) and continue along the winding singlw track over, over 2 bridges, for about 3 miles.

When you reach the 'Aultgowrie' sign Balorrin is the second home on your left.

If you go over the bridge then you can gone too far!

The house was a great size and very warm. The garden and surrounding area was lovely. Beds were comfortable. We really liked the fact that the kitchen, dining and lounge area were open plan. It meant no one was stuck in the kitchen away from everyone else. My niece had all the room in the world to crawl around which she loved. The bedrooms were all a good size and there were more than enough wardrobes and drawers. The shower was great really powerful and the house was really cosy even though it was raining we had the heating off as there was no need to have it on. The garden was so peaceful but unfortunately we didn't get the use of it as it rained every day. Typical Scottish weather. I also saw an Osprey 3 times. Fantastic.

We liked everything! Comfortable and airy accommodation with everything you need. Lovely owner who lived nearby who wasn't intrusive & made us very welcome. Comfortable rooms, spacious, area was amazing. So peaceful & the river Orin across the lane as well, saw some deer from the window.

Balorrin is in a quiet and peaceful hamlet yet only 15 mins from Inverness and only 5 mins from a Co-Op and Butcher in Muir of Ord. There is no noisy traffic to contend with and the living, dining, kitchen space is fantastic for a family or even a group of friends. The kitchen is equipped brilliantly and the bedrooms are nicely appointed. The house was warm and having an enclosed garden was a big selling point for us, having a young child and a dog. Excellent value for money. It was lovely that Freydis popped in to introduce herself and nice to know that the owners are near enough if you need them but far enough away for your privacy.

The house is large and very comfortable. The kitchen is well equipped. The garden is also large and a lot of birds can be seen and even roe deers appeared in the back of the garden.

The quiet and peaceful area in which the cottage was set. The spacious and well arranged and equipped cottage which is also fairly close to local amenities. Also having two bathrooms is really handy for large parties. The garden was well kept and a great place to unwind and watch the bird life. The area is beautiful with lush pastures on the east and rugged mountains to the west, fabulous place to stay and visit.

Loved the house, plenty space for all of us, nice big windows and brilliant bird feeders, good garden space to have sat out in ( if weather allowed). Kitchen was very well equipped and easy to use. Liked the open plan layout, everybody together but not on top of each other.

Lovely rural location with plenty of interesting areas to explore whether on foot,bike or car jaunts. Balorrin is a spacious comfortable cottage and quickly felt like a home from home. The mountain bikes were great to have access to and the wood burner was quick to light and easy to clean out.The open plan living room was sociable and multi-functioning with beautiful views from every window,particularly the enclosed rear garden that was perfect for little ones to play in.It was really relaxing just watching the antics of the wildlife and children.
