1.Who we are
When we originally started the business in 2007 from our home in Culbokie on the Black Isle we were solely a property management company. As Gael Property
Care we mainly took care of changeovers on our own rental property and at our clients holiday homes but also managed some of the maintenance items to keep the properties to a high standard.
As the business developed we evolved into Gael Holiday Homes, acting as a booking agent as well as continuing with the property management side of the business.
There were a number of good reasons to do this but the main one was that we were finding it a challenge to market our own property with some of the other agents due to the many restrictions they placed on all holiday home owners.
One day, after not being able to book out our own cottage for a family member without paying a penalty, we asked ourselves one last time ‘Whose cottage is it anyway?’ Within a few days we had put the wheels in motion to start our own booking agency and the rest, as they say, is history.
We are very pleased how well our local, personal service has been received and are delighted that the owners who came on board with us at the start are still with us now. Working with an ethos of transparency, flexibility and integrity we are always looking to welcome new owners to work with us in developing the rental of their holiday cottage, log cabin, apartment or holiday home and are always looking for opportunities in how we can expand the reach of marketing and exposure we can provide for your business.

2. Do you need help getting started?
From the moment your thoughts turn to renting out a holiday home we are always available to discuss any aspect of this, either on the phone or at your home or holiday property. There is no obligation to list your property with us and no charge for this helping hand.
We will give you impartial advice on how best to progress with your plans, even if this means saying that your best option would be to work with one of our competitors.
Experienced rental owners won’t need as much help getting going with listing on our websites so we can provide as much or as little input into marketing and rental as required.
3. Whose property is it anyway?
We never forget that we work for you and this is your property not ours. So, when it comes to flexibility of owner bookings we offer some of the best terms around.
4. I would like more bookings.
For owners who market their holiday homes themselves and/or with other agents we are happy to work alongside this and supplement your existing bookings. Our system integrates with many of the largest accommodation websites around, such as Visit Scotland, to name but one, so automatic availability calendar updates can be sent through our system if required.

6. What we do.
As well as marketing your property on our websites and on many other self catering websites, some of which are the biggest around, we manage all online bookings, chase payments if necessary and send out all pre-arrival information to guests. We also send out post stay surveys and feed back any response to you.
Our booking system can also be linked to many other marketing accounts you may have to update availability calendars with Visit Scotland, ASSC, Holiday Lettings, FlipKey, HomeAway and Pure Holiday Homes to name a few.
We can also provide additional marketing of some of the largest self catering websites as part of our service, saving you hundreds of pounds per year in advertising costs.
7. How much will it cost me?
There are no set up fees* and no yearly subscriptions. We charge a low commission rate on all bookings. There is no upfront cost risk to list on our website as we solely work on a no booking, no fee basis. We only charge when we provide a booking.
* We offer a free listing on our website subject to conditions. These are that the property is available for holiday rental throughout a 12 month calendar period and is not booked out for prolonged periods by you. There are no charges for owner holiday bookings either for owners own guests, guests sourced via other marketing agents or for owner use.
8. When will I get the rental income paid to me?
We transfer all funds due to owners at the start of the month the guest is scheduled to arrive. The funds will be paid directly into your nominated bank account and will be for the full rental less our booking fees. All payments will be supported by an email with a copy of the monthly statements and an invoice for our fees. Statements and reports can be viewed and downloaded at any time through the owners log in on our booking system.
